I’ve been having the same conversation over and over lately, and I thought it was worth sharing with you.
Yes, the market has slowed. Homes are taking longer to sell, buyers are more cautious, and inventory across the Metro Charlotte area is higher than it was a year or two ago. That part is true.
But here’s what’s also true.
Some homes are still selling quickly. Others are sitting. And the difference isn’t luck.
What I’m seeing is that today’s buyers are decisive, but only when something feels right. When a home is priced accurately, thoughtfully prepared, and presented well from the very first day, buyers respond. When it’s not, they move on without hesitation.
Buyers now have options. They’re comparing more homes, paying closer attention to condition and layout, and they’re less forgiving of homes that feel overpriced or require more work than expected. Even in great neighborhoods, that matters.
On the other hand, the homes that are selling quickly tend to share a few things in common. They feel move-in ready. The pricing makes sense in today’s market, not last year’s. And the sellers were willing to listen to honest feedback before going live.
I know that’s not always easy to hear. But it’s exactly what protects sellers from chasing the market with price reductions later.
