Lately, I have been thinking that townhomes deserve a much closer look in Charlotte.

For a while, many buyers treated a townhome like a backup plan. Something you considered only if a detached home felt out of reach. But I do not think that is the whole story anymore. In Charlotte, townhome inventory reached 2,086 listings in March 2026, up 18.9% year over year. At the same time, the broader Charlotte market is giving buyers more breathing room, with 2,753 active listings in March, up 25.7% from a year earlier.

What makes this interesting to me is that buyers are not just asking, Can I buy a home? They are also asking, What kind of home makes the most sense for my life right now?  Market data for March 31, 2026, shows about 3,468 homes for sale, a median list price of $409,997, and a median of 27 days to pending. That tells me buyers have a little more room to slow down, compare, and think beyond the old idea that detached is always better.

And honestly, I think that is a smart question to ask.

For some people, a townhome may be the better answer right now. A good location, newer finishes, less exterior maintenance, and a payment that may feel more manageable than stretching too far for a detached home. That does not make it a compromise in a bad way. In some cases, it may actually be the more strategic choice.

Of course, townhomes are not right for everyone. Some buyers truly need more privacy, more land, or more flexibility. But I do think more buyers in Charlotte should at least consider whether a townhome could give them the lifestyle they want without overextending themselves financially. In this market, it feels less like settling and more like thinking wisely.

That is the Charlotte townhome question I am watching right now: not whether people can buy one, but whether more people are starting to realize they should at least consider one.
