When I look at February’s numbers for the Charlotte region, what stands out to me is that this market is not stopping, but it is settling into a healthier pace.
Buyers are still out there. In fact, pending sales were up slightly compared to last February. Prices are also still holding, with the median sales price rising to $390,000 and the average sales price up 2.1%.
But at the same time, homes are taking longer to sell, and inventory continues to rise.
To me, that is one of the clearest signs that we are in a different kind of market than we were a few years ago.
This is no longer the kind of market where most homes fly off the shelf just because they are available. Buyers have more choices now. They are taking more time. They are comparing condition, price, location, and value much more carefully.
And honestly, I think that is creating a healthier market overall.
In February, closed sales were down 8.8% from last year, days on market increased from 55 to 68, and inventory rose to 10,326 homes. Months of supply also increased to 2.9 months. That is still not an oversupplied market, but it does mean buyers have a little more breathing room than they did before.
For sellers, this does not mean you cannot sell successfully.
It just means strategy matters more.
Pricing matters more. Preparation matters more. Presentation matters more.
The homes that are updated, well-prepared, and priced correctly are still getting attention. But the homes that miss the mark are more likely to sit.
For buyers, this market can actually feel a little more manageable. You may have more time to make decisions, more homes to choose from, and in some cases, more room to negotiate.
That does not mean there are bargains everywhere. It just means the pressure feels different.
