There is a very important window of time when a home first hits the market.

It is usually the first couple of weeks.

That is when buyers are the most curious. It is when agents are paying attention. It is when online views, saved searches, showing requests, and early feedback tell us a lot.

And in this market, that window matters more than ever.

Homes are still selling in Charlotte, but buyers are not rushing like they did a few years ago. They have more choices, watch prices closely, and are much quicker to move on if something feels off.

That could be the price.
It could be the photos.
It could be a repair issue.
It could be a room that feels dark, cluttered, or unfinished.

Sometimes sellers want to “try” a higher price and see what happens. I understand the thought behind that. Everyone wants to get the most they can for their home.

But here is the risk: if the home sits too long, buyers start to wonder why.

Even if there is nothing wrong with the house, the more days it sits unsold creates doubt. Then, instead of asking, “How quickly do we need to move?” buyers start asking, “What do you think they would take?”

That is a very different conversation.

My takeaway is this: the goal is not just to list your home. The goal is to launch it well.

That means thoughtful pricing, strong photos, clean presentation, smart timing, and making sure the home feels ready before buyers ever walk through the door.

In today’s market, first impressions are not just nice to have. They can affect your momentum, your negotiating power, and ultimately your final sales price.
